I give them 1 star but they deserve less than what I gave them. They extend my lease without my consent even I send them email before 5-6 months prior of the extension date. Now they want me to pay the cancellation fee. They are not providing me any proof where I am agree with lease extension. But I have the proof for not extending the lease. They are not listening to their tenants they just asking for the cancellation fee again and again. At this point they are harassing me. I am strictly advising you not to do any business with them.

These reviews are almost certainly fake. Who describes their landlord as a "game-changer for property management"? Not a tenant.

Anyway, that's not why they get a 1-star review. They get a 1-star review because they routinely ignore basic maintenance requests and are unpleasant to deal with over the phone, whenever I call they are sound annoyed to be speaking with me. Leaky faucet? Broken window screen? They don't care.

This is a company that refuses to do legally required maintenance for their tenants.

ORCHA MANAGEMENT is the best property management company in montréal, they care for the tenants the most, i had a leak for 2 years and the owner couldn't fix the problem, orcha management took over the management and it was fixed within 1 week. I highly recommend everyone to rent from them. They are the best.
